MANAGEMENT SERVICES
RENTAL MARKET ANALYSIS
Homeowners wanting to work with us will have the opportunity to get a free market analysis to help determine the best price for their property.
ONLINE APPLICATION
Any person interested in our rental home will have the convenience of completing the entire end-to-end application process online. No paperwork or in person visits required.
ELEASING
All tenants 18 years of age or older will be required to sign an electronic lease agreement adhering to the terms and conditions of the landlord and the HOA if applicable.
PROPERTY INSPECTIONS
All tenants will agree to an inspection of the rental home every 6 months. Pictures of the home will be taken as a record of the findings from the inspection.
ELECTRONIC PAYMENTS
Tenants and owners will have the ability to pay and receive their monthly rent online. This will be thoroughly outlined in their leasing agreements. Various payment options available.
FINANCIAL STATEMENTS
Tenants and owners will receive a monthly statement showing payments, rental income, and expenses if applicable. Owners will also receive a 1099 at the end of each year.
ONLINE ACCOUNT ACCESS
Both the owner and the tenant will have 24/7 access to their online portal in which they will be able to view their account, view any applicable documents, and perform any applicable transaction.
EASY LEASE RENEWAL
Tenants will have the ease of renewing their lease online. No paperwork hassle.
TENANT SCREENING
All potential tenants 18 years of age or older will be required to submit an online application for credit, eviction, and criminal background checks. There will be an application flat fee of $50 per person.
MOVE IN/OUT REPORTS
Each room of the home is photographed before a tenant moves in or out. This is to document the condition of the home and any damage/s that exists or has been incurred. A detailed checklist is also used, and each room is inspected closely to document damages or irregularities.
MAINTENANCE REQUESTS
We will handle all maintenance requests with our own qualified contractors or that of the owners choice ensuring quality work, competitive pricing, and quick turnaround. Maintenance requests can be submitted online 24/7. Maintenance emergencies can be called in after 5PM Monday - Friday and on weekends.
RENTAL REGISTRATION
Certain cities in Maryland require that rental properties have a rental license. This process includes an inspection by a licensed state inspector. Jabez Property Management will ensure that you are in full compliance with all requirements.
EVICTION SERVICES
Jabez Property Management will always work closely with our customers but enforces strict adherence to our contractual agreement. We hope that with our tenant screening process, we will never have to evict any tenant. However, if called upon, our owners can rest assured that we will handle the process smoothly and professionally.

Jabez Property Management will work tirelessly to market your property using major search engines and MLS databases including:Apartments.com, ApartmentFinder.com, ApartmentHomeLiving.com, Apartamentos.com, zillow.com, WestsideRentals.com, ForRent.com, ForRentUniversity.com, After55.com, CorporateHousing.com, trulia.com, Apartmentguide.com, Rent.com, Rentals.com, LiveLovely.com, Hotpads.com, and Craigslist.

Jabez Property Management will work with our customers to provide other services not reflected in this list. Each request will be reviewed on an individual basis and must be reasonable.
